Marketplace Homes helped over 200 families in 2010 buy their dream through the Marketplace Homes Difference and Kalis' "buy now-sell later" concept. What is the Marketplace Homes Difference? 'Just the way we like it'

May 01, 2011

The Morning Call: Julie Faulend bought a townhouse in Upper Macungie from Heritage Homes Group of Warrington in 2007. When she married a second time, she and her husband, Chuck, new the townhouse would never be big enough - they have five children between them. Julie hadn't considered buying a single-family home in the same development - The Manors at Highgate - because the homes didn't have side-entrance garages, and, at one time, that was an important feature to her. One day, Julie and Chuck decided to 'just look' at The Manors anyway. When they learned that they could personalize the floor plans, not just choose from standard options, they were excited. "We realized that we could fit this exactly to what we wanted and it was a better price than others we were looking at," Chuck says. The Faulends bought a five-bedroom, three-and-a-half bath home in January and moved in September 24. With the help of Heritage's Sales and Construction Team, they made choices personalizing their home to their tastes and needs, which is easy to do with Heritage Homes. A preliminary step was to give up a side-entrance garage. "Now that I have everything I ever wanted in a home, I don't care about that," Julie says. The couple started by evaluating the 12 floor plans offered at The Manors. Homes in the development start at $269,990 with average prices running between $300,000 and $500,000, says Diane Davidson, salesperson. The Faulends quickly realized that, while they liked many features of the floor plans, their needs called for significant alterations. They were grateful for The Heritage Sales Team, who helped guide them through the process. Julie and Chuck couldn't agree on which exterior they liked so they chose one and then added and subtracted features to please them both. "The model we chose had three dormers around the roof line," Julie says. "I liked them. Chuck didn't. They're gone." Chuck also insisted on a Palladian window above the front door in the foyer. The facade they chose didn't come with one. So Heritage had the architect draw two plans with the windows and let the Faulends choose. Because Chuck works from home as a regional sales manager, he wanted an office, but with five children, didn't want to give up one of the bedrooms. The solution, offered by Heritage, was to bump out the garage 4 feet - one of the many options - which made the sitting room off the master bedroom larger. "The sitting room became my office," Chuck says. So Chuck would have more privacy they requested French doors separating the bedroom from the office. "We also customized the shower," Chuck says. One of the features they requested was a shower spa with four horizontal nozzles on the shower wall and a handheld wand. "The extra shower spray is great for giving the dog a bath ... so much easier than leaning over the tub," Julie adds. They also installed a TV in the master bath so they can watch movies while enjoying the whirlpool tub. When Julie bought her townhouse back in 2007, she installed black iron light fixtures that she really loved. After sharing that story with Davidson, the salesperson made it her mission to find them. Julie was able to order them to hang over the kitchen table, over the dining room table, over the center island and above the foyer. The Faulends also wanted recessed lighting, which the builder was more than happy to accommodate. They finished the basement adding a full bath and a theater room. To accommodate the theater, Chuck suggested they remove one of the pillars in the entranceway from the basement and bring one of the walls out further. "The way it was originally designed," Chuck says, "the opening was so large sound would bleed into the basement. With this configuration, the opening is smaller so the sound stays in the room and the acoustics are much better." They installed an intercom system, which at the time, Julie thought they'd never use. "But the house is so big," Chuck says, "it's difficult to hear the doorbell if you're downstairs in the basement or in my office." The system comes with a large choice of 'songs' that plan when someone rings the bell. "At Christmas we had 'Jingle Bells,'" Julie says. "At Halloween, it was a wolf howling thing. It's fun. There's also a graduation song, 'Happy Birthday'...lots to choose from. For a while the kids had the Jetsons theme song playing." Yet another personalized feature was to widen the driveway. "We have a two-car garage but a three-car driveway," Chuck says. Having the extra parking space means they leave fewer cars on the street. Heritage was able to figure out a way to accommodate that request without breaking any ordinances, Julie says. Their wasn't a one-of-a-kind custom build home, but it might as well have been. Julie notes they had so many choices to make it could have been difficult and time consuming. Fortunately, she says, she and Chuck have similar tastes and with the great help from the folks at Heritage they were able to build their dream home exactly the way they wanted it.
